These Terms & Conditions govern your use of calmhomecorner.com and the home renovation services of Calm Home Corner. Like our proposals, they are written to be understood — not to hide in.

Agreeing to these terms

By using this website, contacting us, or accepting a proposal, you agree to these terms. If any part does not sit right with you, ask us — we would rather clarify than confuse.

Who we are

Calm Home Corner is a home renovation studio in Anchorage, Alaska, serving Anchorage and nearby communities. Contact details appear at the end of this page and on our Contact page.

Our services

We offer home decor and interior renovation, exterior and garden renovation, home security and fire safety installations, roofing upgrades, solar upgrades, window replacement, flooring upgrades, bathroom remodeling, and guidance relating to home renovation loans and warranties. Descriptions on this website are illustrative; the written proposal we prepare for your home is what defines the exact scope, materials and pricing of your project.

Estimates & proposals

• Initial consultations and early estimates are free and given in good faith.
• Binding scope, specifications and pricing live in your written proposal, which states its own validity period and acceptance method.
• If walls are opened and something unexpected appears — hidden damage, mystery wiring — we pause, document, explain options and adjust only with your written approval.

Scheduling & access

Timelines are set together and confirmed in your proposal. Renovation is a dance between our crews and your household: we commit to arrival windows, tidiness and daily communication, and we ask in return for reasonable access to work areas, power and water, and timely decisions when choices are requested. Delays caused by restricted access or pending decisions may shift the schedule accordingly.

Warranty & workmanship

We stand behind our craft with the written warranty included in your project documents, which describes coverage periods and what is included. Manufacturer-installed products (windows, panels, appliances and the like) carry their own manufacturer warranties, which we happily help you register and, when needed, claim. Normal wear, misuse, alterations by others and Mother Nature's moods are not covered.

Financing & loans

Where you ask us to guide you toward renovation financing, we introduce you to third-party lenders and help you understand your options. We are not a lender, broker or financial adviser: approval, rates and terms are decided solely by the lender, and we make no promise of approval. We encourage you to read lender documents carefully and ask every question you have — borrowing decisions belong to you.

Your responsibilities

• Secure pets, clear work areas of valuables and fragile things, and let us know about quirks (that one temperamental valve, the hidden crawl-space entrance).
• Obtain any permits, HOA approvals or permissions that belong to you as the homeowner — though we will happily guide you through what is needed and, where agreed, handle filings on your behalf.
• Pay agreed invoices by the schedule in your proposal. Materials and crews are booked on the strength of it.

Photos & your story

We love documenting calm transformations, and we will never publish photos of your home or name without asking first. If you agree, you may change your mind later and we will remove future use promptly.

The Calm Corner Letter is free and consent-based. By subscribing you confirm the address is yours and you are happy to hear from us roughly monthly. You may unsubscribe at any time via the link in every email or our unsubscribe page, and we will comply promptly and without sulking.

Liability

To the fullest extent permitted by law, our liability arising from services is limited to the amount you paid for the work concerned, and we are not liable for indirect or consequential losses. Nothing in these terms limits liability that cannot be limited by law, including our duty to perform the work with reasonable care and skill.

Governing law

These terms are governed by the laws of the State of Alaska, United States, without regard to conflict-of-law rules. If a disagreement arises, we believe in conversation first — most things are solved over coffee, and we would be glad to try.

Changes to these terms

We may update these terms as our services evolve. The current version always lives on this page, and continuing to use the website after changes means you accept the updated version. Material changes to active project agreements are handled through those agreements, not quietly here.
